Frequently Asked Questions - Residents
1. On what days are lawns mowed?
Lawn mowing is scheduled for Thursdays, unless it rains or is a holiday. In that case the mowing will typically take place the next day. It is important to avoid setting irrigation systems to run on lawn mowing days.
2. How often do I need to run my irrigation system?
The HOA covenants state that irrigation systems should be set to run at least twice a week from June 1 through August 31. Some years you may wish to run them earlier or later in the year to maintain a healthy lawn.
3. On which day of the week is trash and lawn waste collection?
Monday is the regular pickup day for trash and lawn waste, and every other Monday for recyclable trash - a schedule is available at the GFL website. Trash containers are provided by the City for both trash and recyclables, and plastic bags are not allowed. The containers stay with the home and should be there when you move in. Lawn waste may be disposed of in approved containers (labeled "Lawn Waste") or lawn waste bags.
Waste should not be put out by the curb before 6PM on the day before pickup.
4. How do I enroll in curbside recycling and what items may be recycled?
To sign up for curbside recycling go to www.gflenv.com or call 309-688-0760. There is a one-time $50.00 refundable deposit for a 95 gallon container. A label on the container will give examples of recyclable waste. A list of acceptable recyclables can also be found at the GFL website.
5. How do I get approval for new landscaping plans or additions to my home?
The Architectural and Landscape Review Board member (Judy Schlosser - 309-264-2365) is in charge of receiving landscape or home additions plans, and bringing them to the Board for approval. This position may change from year to year and will be published in the Quarterly update as new Board members take office. As a matter of courtesy the homeowner should also notify their neighbors (roof-mate and next-door neighbor) for any landscaping or architectural changes or additions.
6. What kind of signs may be placed in yards?
The only type of sign permitted by the HOA covenant is "Home for Sale." Political signs or signs to promote various types of home maintenance or landscape advertising are not allowed.
7. My mailbox is in bad shape. Do I need to replace it with one of similar design?
Yes, mailboxes are to remain as similar as possible.
8. May I have a garage and / or estate sale?
The Board has voted to not allow such sales because of limited parking spaces and the inconvenience to other residents.
9. Are there restrictions on parking cars and / or recreational vehicles on the streets?
Vehicles may not be parked on the street for extended periods, and no recreational vehicles may be stored in driveways. It is courteous to avoid having guests and workmen park in front of other residents' mailboxes and driveways. If a mailbox is blocked the mail cannot be delivered.
10. Can I have solar panels installed on my townhouse?
Yes. HB 644 passed July 2022 by JB Pritzker opens up the opportunity for people that own their home to install solar panels. If you are interested, contact our Board Architectural and Landscape Board member for approval.
